Selling your home yourself is possible.  Here are a few things you should know:

Know your buyer

1.   First time buyers - Tend to look at lower price ranges normally not in a hurry to buy.

2.   Local Sellers moving up - Familiar with process, want a smooth transaction.

3.   Bargain Hunters and investors - Makes low offers

70% of buyers shop for a home on the internet.
Make sure your buyer is pre-qualified for a loan if financing.  Most buyers will shop for a home before a loan.

Contracts

1.   Disclosures - Before placing your house on the market, familiarize yourself with the required California disclosures.

2.   Timelines - Review the proper timelines.  Some contracts must be delivered within a time period.

3.   Contracts - Most standard California real estate contracts can be purchased at the Association of Realtors.

You must give your address
You only have one property to show
Most buyers will work with an agent due to liability and no cost

When asked, most homeowners would not sell without an agent because of the paperwork and liability.

Preparing your home for sale

A buyers first impression is most important.  Now is the time to make your home shine.  In order for you to get top dollar you must offer top condition. 

Clear the clutter,  less makes your home feel larger.  Clean out the closets, Yes buyers will look in them. 

Sweep the porch,  maybe it is time to put a fresh coat of paint on the front door, a new welcome mat, maybe a nail in that squeaky step.

Clean kitchens and bathrooms.  Is it time for a new shower curtain?  Some deodorizers in these areas are always pleasant.  Reduce kitchen clutter by clearing the counters, old appliances, put a few knick knacks away, etc.

Stand back and take a look.  From the curb?  From across the room?  Do your area's look warm and inviting?

This is a MUST.

Valuable items need to be put away, small jewelry, money, etc.  Don't leave it out for someone to grab while you are not looking.

Safety - Always get a name and telephone number of anyone that is going to be looking at your home.  Never tell them you live alone or my spouse will not be here when you look.  Make a return phone call to verify the number.  "I just relized I had an appointment and will need to change the time to 20 mins later"  Your safety is important.  Dont overlook that!
