1031 Exchange:

A 1031 Exchange allows you to sell an investment property and defer capitol gains taxes. 

Here are some basics:
1. The investor must identify the replacement property within 45 days of close of escrow on the original property.2. The new "replacement" property must be succesfully acquired within 180 days from close of escrow on the original property.3. Funds must be held by an intermediary.


The term "1031 Exchange" comes from the Internal Revenue Service code.  I can save you some time looking it up if you want the actual code.
